About the village

Kučište is a low stone village between Orebić and Viganj, strung along the shoreline itself. From the terraces you look straight across at the old town of Korčula, and that view is why people buy here.

The village is small and calm, without the summer noise. The shop and the school in Orebić are about ten minutes away by car. What comes up for sale is mostly older stone construction, often needing renovation, and plots in the second row from the sea.

In winter only a few dozen people remain and the village falls completely silent. It wakes in summer, but never like Viganj: there are no campsites and no nightlife, and the visitors are mostly families returning to the same house year after year. A bus along the coast links Kučište with Orebić and Viganj several times a day.

Two things decide the price in Kučište, and neither is floor area. First, whether the house has vehicle access, because the lanes in the old part are too narrow for a car. Second, whether it has its own parking space. A house with a view but neither takes months longer to sell than one that has both.
